Teaneck: An Explanation About Above Ground Pools

June 1, 2020

A swimming pool is a swimming, recreational bathing, or wading structure that can hold water greater than 24 inches deep. The first item required to install your above ground pool is zone approval. This requires a survey. During a home sale, we need a “clean” copy that shows the existing conditions of your property. We need a second copy showing where you want to install the pool. Note that surveys must be to scale (original size) so do not fax them and be careful when emailing them.

This package contains the necessary permits. Side one of the zoning application is the owner information, the owner’s email address, the contractor’s information, and the proposed work. On page two you can activate the check box for Swimming pool under Application type and have to sign it.

Page three contains information about the process. Page four is an example of a survey. Page five contains the important information. You must provide us with the existing and suggested lot coverage. We need this to determine if your property has over-coverage under the regulation. The maximum allowable lot coverage for a lot less than 6,000 square feet is 45%, 40% if 6,000 square feet or more. The same goes for the required setbacks from property lines that are at least 8 feet. Page 6 provides some information on how to complete Page 5.

Also include two copies of the pool specifications and the zoning review fee of $ 150.00.

Next, you need to fill out the building permit application. Please complete all owner and contractor information in the Jackets, Buildings and Electricity applications. Page 2 of the jacket must be completed and signed by the homeowner and / or contractor. We have also attached a sample of the electric for an above ground pool.

All of this should be submitted together. We will check this and advise on the status at the end of the zoning. If this is approved, we will review the building application. Here, too, we will notify you to conclude. If approved, we will notify you of the building permit fee. Upon receipt, approval will be issued and you can begin installing the pool.
